There is no single best DSCR lender, and any list claiming otherwise is usually published by one of them. The right lender is decided by your deal — specifically your DSCR, whether the property is a short-term rental, whether you need sub-1.0 financing, your loan size, and how long you intend to hold. A borrower at 1.35x on a long-term lease has a dozen good options and should shop on price. A borrower at 0.95x on a short-term rental has perhaps three, and should shop on who will actually close.

Two things this table cannot tell you. First, appetite shifts quarter to quarter — a lender that was aggressive on short-term rentals last year may have pulled back. Second, the same lender quotes differently through different channels. A name on this list is a starting point, not an answer.

The PITIA question is the one most borrowers skip. A lender using principal and interest will quote a higher ratio on the identical property than one using PITIA — the same deal can read as 1.28x or 1.05x depending on the convention. Comparing quotes without asking makes the comparison meaningless.

Going direct is often the right answer, and worth saying on a page like this. If your DSCR is comfortably above 1.25, the property is a standard long-term rental, and you already have a lender relationship, apply directly and keep it simple.
A broker earns their place when the deal is not standard: a ratio below 1.10, short-term rental income, a non-warrantable condo, a multi-member LLC, a cash-out inside the seasoning window, or a market where your usual lender does not operate. In those cases the value is knowing which of the lenders above is currently writing that exact deal — which changes far more often than any published list suggests.

What is the minimum DSCR lenders will accept?
It varies by lender, which is why it is the first question to ask. Some stop at 1.25, many go to 1.00, and a smaller group writes no-ratio deals below 1.00 in exchange for a larger down payment and a higher rate. For a marginal property this single number eliminates most of the field.
Do DSCR lenders accept short-term rental income?
Some do and many do not. A large share of lenders underwrite long-term market rent from the appraiser's rent schedule regardless of what the property actually earns on a nightly platform. If you are buying a vacation rental, ask this before anything else, because it determines your entire lender list.
How do I compare DSCR loan quotes fairly?
Ask every lender whether they calculate DSCR on principal and interest or on PITIA. The same property can read as 1.28x under one convention and 1.05x under the other, so quotes are not comparable until you know. Then compare minimum DSCR, maximum LTV, prepayment structure, seasoning rules, and loan minimums, not just rate.
