There is no single best DSCR lender, and any list claiming otherwise is usually published by one of them. The right lender is decided by your deal — specifically your DSCR, whether the property is a short-term rental, whether you need sub-1.0 financing, your loan size, and how long you intend to hold. A borrower at 1.35x on a long-term lease has a dozen good options and should shop on price. A borrower at 0.95x on a short-term rental has perhaps three, and should shop on who will actually close.

The Seven Criteria That Actually Separate DSCR Lenders

Rate is the obvious comparison and rarely the deciding one. These matter more:

  • Minimum DSCR. Some lenders stop at 1.25, others go to 1.00, and a smaller group writes no-ratio deals below 1.00. This single number eliminates most of the field for a marginal property.
  • Maximum LTV. Typically 75–80% on purchase and 70–75% on cash-out. A five-point difference changes how much cash you leave in the deal.
  • Short-term rental income. Many lenders underwrite long-term market rent only, ignoring what an STR actually earns. Others accept documented STR revenue. If you are buying a vacation rental, this question alone determines your lender list.
  • Prepayment structure. 5-4-3-2-1 and 3-2-1 are both common, and some lenders sell a buy-down. If you plan to refinance or sell inside two years, this outweighs a quarter-point on rate.
  • Loan minimum and maximum. Minimums commonly sit around $75,000–$100,000, which quietly excludes lower-priced markets. Maximums matter at the other end.
  • Entity titling and vesting. Nearly all DSCR lenders allow an LLC, but requirements around operating agreements, guarantors, and multi-member entities differ.
  • Seasoning rules on cash-out. How long you must own the property before pulling equity, and whether they lend on appraised value or purchase price. This is the rule that decides most BRRRR refinances.

Questions to Ask Before You Apply

  • What is your minimum DSCR, and do you have a no-ratio program?
  • Do you underwrite short-term rental income, or long-term market rent only?
  • What is the prepayment structure, and will you buy it down?
  • What is your seasoning requirement for cash-out, and do you use appraised value or purchase price?
  • Do you use principal and interest, or PITIA, in the DSCR calculation? This changes the ratio materially on the same property.
  • What is your minimum loan amount, and do you lend in this state?
  • What could cause this file to fall apart, and when would we know?

The PITIA question is the one most borrowers skip. A lender using principal and interest will quote a higher ratio on the identical property than one using PITIA — the same deal can read as 1.28x or 1.05x depending on the convention. Comparing quotes without asking makes the comparison meaningless.

Red Flags

  • A rate quoted before anyone has seen the property. DSCR pricing depends on the ratio, LTV, credit, and property type. A number offered without those is marketing.
  • Large non-refundable upfront fees. A third-party deposit covering appraisal is normal. A substantial “application fee” before any term sheet is not.
  • Vagueness about the prepayment penalty. It should be stated plainly and early.
  • “Guaranteed approval.” No lender can guarantee an approval before the appraisal and rent schedule come back.

Broker or Direct?
